The factory and warehouse is the largest structure at the Winston Wallboards Development site with a footprint of 440m x 110m. The building houses the fabrication plant, warehouse, jointing and finishing plant, breezeway and workshop.  The structure consists of light-weight steel cladding on steel purlins supported off steel trusses. The layout of the internal columns is governed by the plant, product movement corridors and warehouse racking layout. The building has a 138 x 46m breezeway at the southern corner of the building.
